Common issues, checked before you call.

A decade of tenancies turns up the same faults. Run through these first. If the cause is not obvious, email us with photos, or call if it is causing damage.

Oven

If the main oven will not heat, it is often simple. Check the clock is set. On a freestanding oven with an analogue clock, is the little hand showing next to the clock?

Lights

If a new bulb still will not work, try it in a fitting that already works. If it still fails, you have a faulty bulb, not a faulty fitting.

Power

Power is often still on when you move in. Check you have opened an account and given an opening reading. If the smart meter says disconnected, the retailer has not connected you yet.

Power in some rooms only can be a fuse or a tripped RCD. Check the board. If the whole house is out, look at the neighbours before assuming it is your place. A street outage is a wait.

Hot water

Electric cylinder: has everyone just showered, is the cylinder cold to touch, or was it switched off? If none of those, it may be the thermostat. Call us.

Gas: is there power to the infinity unit, are the bottles empty, or has the pilot under the cylinder gone out?

Leaks

A ceiling leak can be blocked gutters, a cracked tile, worn roof screws, a leaking pipe, or a downpour driven in by wind. Tell us as soon as you see it. Sometimes the leak does not return. We still want to check.

Roofers will not get onto a roof or clear gutters until the weather is safe. The leak has to be managed until then. More day-to-day tenancy help is on the tenant page.
