Healthy Homes Standards for Wellington and Hutt rentals

Every rental we take on has to comply with the Healthy Homes Standards before it is tenanted. The standards are national, but Wellington and Hutt houses fail them in familiar ways: open fireplaces counted as heating, thin insulation in a villa ceiling, extract fans that do not vent outside, and windows that leak on a southerly.
The five areas
- Heating: a qualifying fixed heater in the main living room, sized for the room
- Insulation: ceiling and underfloor, to the required R-values where it can be installed
- Ventilation: openable windows and extractor fans in kitchens and bathrooms
- Moisture and drainage: gutters, drains and ground moisture under the house
- Draughts: gaps that let unreasonable draughts into the home
A third-party assessment is the cleanest way to know where a property stands. You do not have to finish every upgrade before you talk to us, but there are deadlines and the work has to be real. We coordinate trades through Haven Home Helpers and keep you updated from the day a job starts until it is closed.
Official detail sits with Tenancy Services. We attend training so the version we apply to your house is the current one, including how the standards sit alongside the Building Act.
Compliance also shows in the rent. A warm, documented house is easier to let in a crowded market than a cheap house a careful tenant will not take.
