An accidental landlord's guide to renting in Wellington

Plenty of our owners did not set out to build a portfolio. They moved in with a partner, took a job in another city, or could not sell at the number they wanted. The house is still theirs, and it now has to meet the rules that apply to rentals.
Start with compliance, not photos
A rental cannot be tenanted unless it meets the Healthy Homes Standards. That covers heating, insulation, ventilation, moisture, drainage and draughts. If you have not had an independent assessment, book one. We can help coordinate the work that comes out of it. Smoke alarms are required, and every property we manage is signed up to an annual smoke alarm testing service.
Tell your insurer the house will be rented. A home policy and a landlord policy are not the same thing.
Price it for the month you are listing
Wellington and the Hutt have had periods of high supply and softer rents. A rent that felt right a year ago can sit untouched now. We appraise against homes that have actually rented, then talk about small jobs such as paint, blinds and a tired oven that change the tenant you attract.
You do not have to take the 9pm phone call
That is the job. Rent is checked each weekday. Missed payments are followed up the same day. Maintenance goes to trades we already use. You get statements, inspection reports and portal access, and you can still call Amy or Lisa when you want a person rather than a ticket.
