What a Wellington property management fee should include

A low percentage is not a low fee if inspections, tribunal time and letting costs are added later. Haven Home Rentals uses one management fee: 10% + GST of the rent actually collected. Advertising a vacancy is separate, at one week's rent + GST, and it covers the work of putting a tenant in.
Included in the 10%
- Four routine inspections a year, with a written report and photos
- Entry and exit inspections
- Monthly and end-of-year statements
- Rent paid from the trust account on the 1st and the 15th
- Tribunal or mediation attendance at no extra charge
- Coordination of trades, including our Haven Home Helpers
What the letting fee covers
The one-week advertising and tenanting package includes a seven-day Trade Me feature, a Facebook post, viewings, application checks, the tenancy agreement, bond lodgement and the entry inspection. Every applicant views the property before we process the application. Reference, background and credit checks finish the selection.
