Rent arrears and inspections: what owners can expect

Rent is reconciled every weekday through our commercial trust account. If a payment that usually arrives does not, we know the same day. We follow it up immediately and tell you we are on it. You are not waiting for a monthly surprise.
What tenants are told
- One to two days late: a text or call
- Four days late: a 14-day notice to remedy
- Six days late: a Tenancy Tribunal application, which can end in termination if it is not put right
We still want tenants to call us before they miss a payment. A conversation on day zero is better than a notice on day four. Rent remains the priority. It is the roof.
Inspections
Managed properties are on a three-monthly cycle, four visits a year, plus entry and exit inspections. Tenants get 7 to 14 days' notice by email. They do not have to be home. We look at appliances, floors, lawns, windows, leaks, rubbish, fences and smoke alarms, then send you a written report with photographs.
Larger work is flagged so you can budget the year, not discover a roof in December. Routine rent continues to be paid to you on the 1st and the 15th, or the next working day if those dates fall on a weekend or public holiday.
